Inspecting Around, But Not In, Swimming Pools and Hot Tubs
New York State Home Inspectors SOP does not require inspection of the swimming pool or hot-tub, if one exists on the subject property. Good reasons exist for this SOP exception, including the need to get wet or employ specialized equipment. However, there are numerous items that are indeed part of an SOP based inspection that do apply to these water based recreational devices. A prime item, often disclaimed in the Pre-Inspection Agreement, is the Water Entry Alarm cited in Module 4, Department of State Rules and Regulations, Title 19 (NYCRR), Part 1220.5, Swimming Pool, Alarms. Other associated items are directly part of the various basic modules, including Electrical, Deck Structure, Stairs, Hand and Guardrails. These items, even though not usually found within the home, are directly associated with the property and may present safety concerns. Therefore, they should indeed be inspected.
